San Diego Plumbing FAQ

Plain-language answers to the questions homeowners ask us most, from a licensed San Diego County plumber serving the area since 2013.

What should I know about drains and clogs?

Most clogs give warning signs first, and most can be prevented with a few habits.

What are the warning signs of a clogged drain?

Water draining more slowly than usual, gurgling or bubbling sounds, and odors from the drain are the most common early signs. A slow drain usually means debris is building up inside the pipe and restricting flow. Catching it at this stage is easier than clearing a full blockage later.

What causes most household drain clogs?

In kitchens it is usually grease and food particles; in bathrooms it is hair and soap scum. Underground lines can also be blocked by tree roots working into joints and cracks. Knowing the cause matters, because clearing the clog without addressing it means it tends to come back.

How can I prevent drain clogs?

Keep grease out of the drain, use strainers in sinks, tubs and showers, and limit food waste going down the kitchen sink. Collect cooking oil and grease in a sealed container and throw it away instead of pouring it down the drain. Running hot water down drains weekly also helps break down soap residue and light grease buildup.

Drain cleaning

When is a clog a sign that the drain itself needs repair?

When the same drain keeps clogging no matter how often it is cleared, or several drains are slow at the same time. Recurring clogs usually point to an underlying problem such as heavy buildup or a damaged pipe, not just a one-off blockage. A camera inspection shows which it is.

What is hydro jetting, and when is it better than snaking?

Hydro jetting cleans a pipe with a high-pressure stream of water that scours grease, scale, sediment and roots off the pipe walls. A snake can punch through a clog but often leaves that buildup behind, which is why clogs return. We inspect the line with a camera before jetting and match the pressure to the pipe, and we will not jet a line if it risks damaging it.

Hydro jetting

What should I know about sewer lines?

Your main sewer line carries everything out of the house, so problems there show up in more than one drain.

What are the signs of a sewer line problem?

Recurring backups in toilets, sinks or showers, and slow drainage in several fixtures at once, are the strongest signs. A single slow drain is usually a local clog; many slow drains together usually point to the main line. Sewage backups are unsanitary, so they are worth dealing with promptly.

How often should a sewer line be cleaned?

For most homes, professional cleaning every 18 to 24 months is the general recommendation. Older homes with aging pipes, large households and properties with mature trees nearby may need it more often. A line that needs clearing several times a year should be inspected, because repeated clogs usually mean damage that cleaning alone will not fix.

What is a sewer camera inspection, and what do I get?

A plumber runs a waterproof camera through the line to see its condition and find any clog, crack, root intrusion or sag. You see what the camera sees, and you receive the footage as a downloadable link to keep with your home records or share. It is the most reliable way to know what a line actually needs before any work starts.

Sewer camera inspection

Should a damaged sewer line be repaired or replaced?

It depends on how much of the line is damaged, which the camera shows. A single cracked joint or broken section can often be repaired on its own. When damage, root entry or corrosion runs along much of the line, or a section has collapsed, replacement is usually the better long-term answer.

How do I know if I have a hidden leak or a slab leak?

Hidden leaks do their damage slowly, so the early signs are worth knowing.

What are the signs of a hidden water leak?

An unexplained jump in your water bill, the sound of running water when everything is off, and damp, discolored or warped patches on walls, floors or ceilings are the main signs. A leak can sit inside a wall, under a floor or beneath the foundation for months before it becomes visible. The sooner it is found, the less water damage and mold risk it causes.

Leak detection & repair

What is a slab leak?

A slab leak is a leak in the water pipes that run beneath a home's concrete foundation. Common causes include corroded pipes, improper installation and natural ground movement. Left alone, it can damage the structure and lead to mold from trapped moisture.

Slab leaks

What are the signs of a slab leak?

Damp or warm spots on the floor, the sound of running water when no taps are on, a rising water bill and low water pressure are the usual signs. Any one of these can have another cause, but two or more together are worth having checked. A professional evaluation confirms whether the leak is under the slab before anything is opened up.

Slab leak detection

How do plumbers find a leak without tearing out walls or floors?

With specialized equipment that narrows the leak down before anything is opened. Acoustic listening devices pick up the sound of escaping water, thermal imaging shows temperature changes where water is leaking, pressure testing isolates which section is losing water, and moisture meters measure dampness in walls and floors. Pinpointing the leak first keeps the repair, and the disruption, as small as possible.

How leak detection works

When do pipes need replacing?

Pipes wear out over decades, and the signs usually show up at the tap first.

What are the signs my home needs repiping?

Low water pressure that has dropped over time, rusty or discolored water, repeated pinhole leaks and banging pipes are the common signs. Together they usually mean corrosion or buildup inside pipes that are near the end of their service life. One leak can be a one-off; several in different places is a pattern.

Piping & repiping

What pipe materials are older homes plumbed with?

Older homes were often built with galvanized steel or polybutylene pipe, both of which are prone to corrosion and leaks as they age. If your home still has them and you are seeing leaks, low pressure or discolored water, it is worth having the piping assessed. We explain the replacement options for your home before any work starts.

Whole-home repiping

What are the signs my main water line needs repair?

Low water pressure throughout the house, discolored water, a steady rise in your water bill and wet or soggy spots in the yard between the street and the house are the usual signs. The main water line is underground, so these indirect signs are often all you see. An inspection confirms where the problem is before any digging.

When does it make sense to install a new main water line?

When the existing line keeps causing problems, such as low pressure from corroded galvanized pipe, discolored water or repeated leaks. Replacing a failing line before it bursts avoids an emergency and the water damage that comes with it. New lines are run in long-lasting materials.

What should I know about water heaters?

A water heater rarely fails without warning, so it pays to know the signs.

How long does a tank water heater last?

Most traditional tank water heaters last about 8 to 12 years. If yours is past ten years old, it is worth planning for a replacement rather than waiting for it to fail. Regular maintenance helps a heater reach the long end of that range.

What are the signs my water heater needs attention?

Rusty or discolored water from the hot taps only, rumbling or popping noises from the tank, and water leaking around the base are the main warning signs. Rust in the hot water usually means the inside of the tank is corroding. Some problems can be repaired; a corroded or leaking tank usually means replacement.

Water heater repair

How long does a water heater replacement take?

A standard tank replacement usually takes about 2 to 4 hours. That covers draining and removing the old unit, installing the new one and testing it to make sure it works properly. We help you choose the right unit for your household.

Water heater replacement

Is a tankless water heater worth it?

For many households, yes: a tankless unit heats water on demand, so you do not run out of hot water and you are not paying to keep a full tank hot all day. Tankless units are also smaller and can mount on a wall. They come in gas and electric models, and the right choice depends on your home's setup and how much hot water you use at once.

How can I improve my home's water quality?

Treated city water can still be hard or carry tastes and odors you would rather not have.

What are the signs of hard water?

Spots and film on dishes and glassware, scale on faucets and fixtures, dry, itchy skin and brittle hair are the common signs. Hard water carries dissolved minerals, mainly calcium and magnesium, that are left behind as it evaporates. Over time that buildup can also restrict pipes and lower water pressure.

Water treatment

How does a water softener work?

A water softener removes hardness minerals through ion exchange. Inside the tank, resin beads hold sodium ions; as hard water passes through, calcium and magnesium stick to the beads and sodium is released in their place. The right size of softener depends on how hard your water is and how much your household uses.

Water softeners

Do I need a water filter if I am on city water?

Not always, but many homeowners want one. City water is treated, but it can still have tastes, odors, chlorine or minerals you would rather not drink or bathe in. Options range from whole-house filtration to under-sink and countertop filters, and the right one depends on the problem you want to solve.

What should I do if I smell gas?

Gas leaks are a safety issue first and a plumbing job second.

What should I do if I smell gas in my home?

Leave the house immediately, get everyone out, and call your gas utility from outside. Do not use appliances or anything that could make a spark until a professional has checked the system. Once you are safe, call (858) 859-9555 and we will help find and repair the leak.

Gas leak detection & repair

What are the signs of a gas leak?

A rotten-egg smell is the most obvious sign. Others include a hissing sound near gas lines or appliances, dead plants above a buried gas line, and feeling dizzy or unwell indoors. The most common places for leaks are around the water heater, furnace, fireplace, stove and dryer.

Gas leaks

Who repairs a gas leak, the utility or a plumber?

It depends on which side of the meter the leak is on. The utility handles leaks on its side of the meter; leaks in the lines and connections inside your property are the homeowner's responsibility, and a licensed plumber repairs those. We locate the leak, shut off the gas if needed, and quote the repair.
